End of tenancy cleaning in Berlin – to a checklist, at a fixed price
WohnWork Services is a Berlin trades company based in Wilmersdorf that cleans flats and stairwells across the city with its own staff: end of tenancy cleaning, deep cleaning before you move in, and regular cleaning. We work to the same checklists we use to hand over the more than 200 furnished apartments we run ourselves. You get a written fixed price upfront – in English or German.

The cleaning we do
From a one-off deep clean before handing back your keys to a fixed weekly slot.
End of tenancy cleaning
The empty flat, room by room, to a checklist: kitchen, bathroom, floors, windows, doors, radiators, switches and sockets.
Deep and move-in cleaning
Before you move in or after a renovation: dust, paint spots and limescale removed so you move into a clean home.
Regular cleaning
Flats and houses weekly, fortnightly or monthly – on a fixed schedule at a fixed price per visit.
Stairwells and common areas
For property managers and owners: stairwell, entrance, cellar and courtyard access on an agreed schedule.
Windows and kitchen, intensive
Windows including frames and rebates, oven, cooker hood and grease filter, fridge and splashback – also bookable on their own.
Photo record on request
After cleaning we photograph every room. You’ll find the pictures in the customer portal – useful if you can’t be there for the handover yourself.

What landlords check at the handover
At the handover (Wohnungsübergabe), landlords and property managers tend to look where dirt hides: inside the oven, under the cooker hood, in the fridge, on taps and shower screens, in window rebates, behind radiators and along door frames. Those are exactly the points on our end-of-tenancy cleaning checklist – the same one we use to get the furnished apartments we run ready for the next tenant.
Berlin tap water is hard. Limescale on tiles, taps and shower glass is the most common reason for a second round, so we descale bathroom and kitchen properly rather than wiping over it. Whether the flat is accepted is ultimately your landlord’s decision, and nobody can honestly promise it. What we do promise: we clean to the checklist and, on request, record the result in photos.
Broom-clean, full clean, redecoration – what do you owe?
Unless your lease says otherwise, German law only requires you to return a flat “besenrein” – broom-clean: emptied, with the coarse dirt removed. Many leases, and furnished lets in particular, ask for more. So check your contract before you enquire, and we’ll clean exactly to what it requires.
Painting walls and filling drill holes aren’t cleaning – they count as redecoration (Schönheitsreparaturen). If your lease requires them, our renovation team can do them in the same window as the end of tenancy clean.
Windows in old buildings
Many Berlin Altbau flats have double box windows (Kastendoppelfenster): two sets of casements one behind the other, which means four panes of glass per window instead of two, plus frames, rebates and sills. They take much longer than a modern double-glazed window, so tell us which windows you have when you enquire – a photo is enough.
How much does end of tenancy cleaning cost in Berlin?
The price is fixed before we start: tell us the floor area, number of rooms and condition, ideally with a few photos of the kitchen, bathroom and windows. You receive a written fixed price, with travel within Berlin included. For regular cleaning we agree a fixed price per visit.
If the job on site is clearly bigger than discussed – say, a heavily soiled oven that wasn’t in any photo – we talk to you before carrying on. Anything done without your approval is not billed. Cleaning counts as a household-related service for German tax purposes, and we show the labour share separately.
What determines the price
- Floor area and number of rooms
- Condition – broom-clean or heavily soiled
- Number and type of windows, such as double box windows
- One-off or regular
- Planned appointment or last-minute before the handover – planned costs less
How soon can you clean my flat?
We usually reply within one working day, and an appointment is often possible as soon as the next working day. Ideally, book the end of tenancy clean for the days between moving out and the handover – the flat is empty then and nothing gets dirty again while you carry boxes. Our office at Landhausstraße 31 in Wilmersdorf is staffed Monday to Friday, 9 am to 5 pm.
We clean in all twelve Berlin districts, from Spandau to Marzahn-Hellersdorf, on the same fixed-price principle.

Frequently asked questions
Do you guarantee my landlord will accept the flat?
No – and honestly, nobody can. Whether the handover goes through is your landlord’s decision. We clean to the checklist we use for our own handovers and, on request, record the result in photos so you can show the condition the flat was left in.
Does the flat need to be empty?
Ideally, yes. Cupboards, floors and corners can only be cleaned completely in an empty flat. If furniture or boxes are still there, we can do the move, the clear-out and the end of tenancy clean one after the other as a single job.
Do you clean the oven and cooker hood?
Yes. Oven, baking trays, cooker hood with grease filter, fridge and splashback are all part of the end of tenancy clean. These are exactly the places landlords check most closely at the handover.
Do you offer regular cleaning?
Yes. For households and property managers we clean weekly, fortnightly or monthly. You get a fixed price per visit, and for property managers we also take care of stairwells and common areas on an agreed schedule.
Is cleaning tax-deductible in Germany?
Yes, for cleaning in your own home. It counts as a household-related service under § 35a of the Income Tax Act: 20 percent of the labour cost, up to a 4,000 euro tax reduction per year. You need an invoice with the labour share shown separately, paid by bank transfer.
Do I need to be there while you clean?
No, not necessarily. You can hand us the key in advance and we agree with you how it comes back. You can follow the job and see the photos afterwards in the customer portal, so you can check the result even if you’re not in Berlin.
I’ve already left Berlin – can you still help?
Yes. Enquiry, quote, appointment and invoice can all run in English by email, phone or WhatsApp. That way you can arrange the end of tenancy clean from abroad and check the result through the photos in the customer portal.
