Heating in Berlin flats: why is my radiator cold?
A radiator that gurgles or only warms at the bottom usually has air in it. Bleeding it takes minutes but is often only half the fix: many Berlin Altbau flats have their own gas boiler on the wall (Gasetagenheizung), and bleeding lowers its pressure. So afterwards we check the gauge and tell you whether water needs topping up.
If a radiator stays cold while the heating runs, the pin under the thermostatic head is often stuck. A new head doesn’t touch the heating water; a new valve body may mean draining some – we clarify that first and include it in the price.
With central heating, the system itself is the job of the property management (Hausverwaltung). If none of your radiators get warm, call them first – it often affects the whole building.
What we honestly pass on to specialists
Work on gas appliances – the boiler, a gas cooker, gas pipes – belongs with a firm registered for gas work. If your boiler has a fault, we assess case by case what we can handle on the heating side and tell you openly when you need a registered gas firm, before any cost arises.
We clear blockages inside your flat up to the building’s pipes. A blockage further down the shared stack or main drain usually affects several flats and is a job for the Hausverwaltung and a drain-cleaning firm. A full bathroom refit is a planned project we run with our renovation team – with a viewing, a written quote and a fixed schedule.
Water leak: what to do right now
First close the isolation valve under the basin or behind the toilet. If that doesn’t stop it, close your flat’s main stopcock – usually in the bathroom, kitchen or by the water meter. If sockets or appliances are wet, switch off that fuse.
If you rent, tell your landlord or Hausverwaltung at once and photograph the damage. Then call us: our phone is answered 24/7, and we tell you how soon someone can be there.
How much does a plumber cost in Berlin?
The price is fixed before work starts. A photo of the tap, cistern or radiator valve is often enough for us to identify the part and give you a written fixed price. Travel within Berlin is included. Materials are charged at purchase price plus a customary margin and itemised in the quote.
If more is needed on site – say a seized isolation valve – we stop and agree it with you first. Anything done without your approval is not billed. The invoice shows labour separately, so you can claim it on your German tax return.
What determines the price
- Type and condition of the existing installation
- Access: exposed pipes, tiled in or behind a panel
- Spare parts and the quality of the tap or fitting
- Whether heating water has to be drained for the job
- Planned appointment or short-notice job – planned costs less
How quickly can a plumber come?
We usually reply to enquiries within one working day, and appointments are often available as soon as the next working day. Our office at Landhausstraße 31 in Wilmersdorf is staffed Monday to Friday, 9 am to 5 pm. If water is escaping and you can’t shut it off, our phone is answered 24/7; we tell you how soon someone can be there.
We work in all twelve Berlin districts on the same fixed-price principle.

Frequently asked questions
Is there an English-speaking plumber I can call?
Yes. You can run the whole job in English – enquiry, quote, appointment, invoice, and questions by phone or WhatsApp. Our customer portal shows job status, photos, documents and the invoice, so there’s no German paperwork to decode.
My drain is blocked – what can I try first?
Try a plunger first, and don’t pour in harsh chemical drain cleaner – it often does little against hair and grease and can damage old pipes and seals. If the drain stays blocked, send us a photo. You get a fixed price before we start.
Do you offer an emergency plumber service?
Our phone is answered 24/7, emergencies included. For a leak or a pipe you can’t shut off, call us – we tell you straight away how soon someone can come and what to do meanwhile to limit the damage.
Why is my radiator not heating up?
Usually air in the radiator, a stuck valve or low system pressure. You can often bleed it and check the gauge on your flat’s boiler yourself. If that doesn’t help, we replace the valve or thermostatic head at a fixed price. With central heating, contact the Hausverwaltung first.
Can you repair my gas boiler?
Work on the gas appliance itself belongs with a firm registered for gas work. We handle radiators, valves and thermostatic heads, and if the boiler has a fault we tell you openly when a registered gas firm is the right call.
Who pays for repairs in a rented flat?
That depends on your rental contract. In principle the landlord is responsible for maintenance; some contracts pass small repairs up to a set amount on to the tenant. Report damage to the Hausverwaltung first. If you book us yourself, the quote and invoice are in your name.
Can I deduct the cost from my taxes?
Yes, partly. In Germany, household trade services are deductible at 20 percent of the labour cost, up to a 1,200 euro tax reduction per year. Our invoices show the labour share separately for this – materials don’t count.
