Painter and decorator in Berlin – renovation at a fixed price

WohnWork Services is a Berlin trades company based in Wilmersdorf that renovates flats across the city with its own qualified staff: painting walls and ceilings, filling, wallpapering, laying vinyl and laminate, small drywall jobs. Whether it’s one room or getting a flat ready for handover when you move out, you get a written fixed price upfront, with travel within Berlin included – in English or German.

  • Fixed price in writing before work starts
  • Our own tradespeople – no middlemen

Painting and renovation work we take on

From one room to a whole flat: walls, ceilings, floors and the small repairs that always come with a renovation – done by one team instead of five separate trades.

  • Painting walls and ceilings

Covering floors and furniture, preparing the surface, painting to full coverage – in empty or lived-in rooms, with clean edges at windows, doors and stucco.

  • Filling and patching

Closing and smoothing screw holes, cracks and damaged plaster so they don’t show through the new paint.

  • Wallpapering

Stripping old wallpaper, hanging woodchip (Raufaser) or non-woven paper and painting it.

  • Flooring

Laying vinyl and laminate, fitting skirting boards, repairing damaged patches of existing flooring.

  • Drywall and small alterations

Partition walls, boxing-in and small alterations in drywall; adjusting doors and frames that stick or won’t close.

  • Move-out renovation in one job

Walls, floors and small repairs in one order; minor electrical and plumbing fixes by our own staff, and end-of-tenancy cleaning if you want it.

Typical jobs

  • Paint a whole flat
  • Paint a single room
  • Paint high Altbau ceilings
  • Fill holes and cracks
  • Hang woodchip wallpaper
  • Strip old wallpaper
  • Lay vinyl or laminate flooring
  • Replace skirting boards
  • Drywall partition or boxing-in
  • Adjust a sticking door
  • Renovation before handing back the flat

Moving out? Renovation duties in German rental contracts

Whether you have to renovate when you move out depends on your rental contract – and many German renovation clauses (Schönheitsreparaturen) are invalid. Check before you spend money; if in doubt, ask a tenants’ association (Mieterverein) or a lawyer. We don’t give legal advice.

Once it’s clear what needs doing, we do exactly that. Send us the handover report (Übergabeprotokoll) or the landlord’s request with a few photos, and you get a fixed price for just that work, scheduled before your handover date. If only a few walls need touching up, you only pay for those.

We know the handover routine first-hand: we operate over 200 furnished apartments in Berlin ourselves and have tested our renovation process on them.

Altbau, Plattenbau and Berlin stairwells

Pre-war Altbau flats often have ceilings over three metres high and stucco that needs careful masking. Under layers of woodchip there is sometimes old plaster that comes away with the paper, and old distemper on ceilings won’t hold new paint until it is washed off or sealed. We look at this before we quote.

In GDR-era Plattenbau blocks the walls are usually smooth concrete: painting is quick, drilling and filling need the right tools. Whether it’s a rear building (Hinterhof) without a lift or a fifth floor, we plan how materials get up there.

When painting over isn’t enough

Water stains and mould bleed through ordinary paint. We tell you openly if the cause – a leaking pipe, damp in an outside wall – has to be fixed first, and then treat the spot with a suitable primer. A full bathroom refit is a separate planned project with a viewing, a written quote and a fixed schedule.

How much does a painter cost in Berlin?

The price is fixed before work starts. Photos of the rooms and the rough floor area are enough for a first estimate; for larger renovations we come for a viewing. You get a written fixed price with travel within Berlin included. Paint, wallpaper and flooring are charged at purchase price plus a customary margin and itemised in the quote.

If there’s more damage under the old wallpaper than expected, we stop and agree the extra work with you first. Anything done without your approval is not billed. Labour is shown separately on the invoice and is partly tax-deductible in Germany.

What determines the price

  • Wall and ceiling area, room height
  • Surface condition: how much filling or stripping is needed
  • Materials: paint quality, wallpaper, flooring
  • Empty or furnished rooms
  • Floor and access, e.g. a rear building without a lift
  • Planned appointment or short-notice job – planned costs less
How our prices work

How soon can you start?

We usually reply within one working day, and small jobs can often be booked for the next working day. If your handover date is set, tell us early – we then plan the work backwards from that date. Our office at Landhausstraße 31 in Wilmersdorf is staffed Monday to Friday, 9 am to 5 pm.

We renovate in all twelve Berlin districts, from Friedrichshain Altbau to Lichtenberg Plattenbau.

Frequently asked questions

Do I have to repaint my flat when I move out?

It depends on your rental contract. Many renovation clauses in German leases are invalid, so check before you move out – ideally with a Mieterverein or a lawyer. Once it’s clear what’s required, we give you a fixed price for exactly that work.

Is there an English-speaking painter I can book?

Yes. Enquiry, quote, scheduling and invoice can run entirely in English, and our customer portal shows the job status with photos and documents. If your landlord’s handover report is in German, send it over and we’ll work from it.

Do you paint just one room?

Yes. From a single wall or room to the whole flat – the fixed price follows the actual scope. We also take on small touch-ups before a handover, such as filling screw holes or covering one brightly coloured wall.

Do I need to move my furniture out?

Not necessarily. We paint lived-in rooms too, moving furniture away from the walls and covering it. Large wardrobes can be taken apart and reassembled by our teams, included in the fixed price. Best to put valuables and fragile items away yourself.

How long does a move-out renovation take?

That depends on the size and condition of the flat. The quote comes with a schedule so you know when the flat will be ready. Give us your handover date early and we plan backwards from it.

Can you do the end-of-tenancy cleaning too?

Yes. Cleaning is one of our own services, so renovation and final cleaning run as one job with one contact – the flat is painted and clean for the handover, and you only coordinate one appointment.

Can I deduct the cost from my taxes?

Yes, partly. In Germany, household trade services are deductible at 20 percent of the labour cost, up to a 1,200 euro tax reduction per year – this also applies to painting in a rented flat. Our invoices show the labour share separately.
