Construction in Berlin – extensions, garages and loft conversions, clearly planned
WohnWork Services is a Berlin trades company based in Wilmersdorf that takes on building projects on houses and flats across the city: extensions, wall openings, garages, carports and loft conversions. We plan with you, work alongside the structural engineer and the building authority, and state in the quote which parts we carry out ourselves and which belong with a specialist firm – at a written fixed price.

Building projects we take on
Building means several trades, one set of structural calculations and often a permit. We keep it together and tell you upfront exactly who does which part.
Extensions and extra storeys
More space on an existing building. We plan with you and your architect and coordinate the structural calculations and the permit application.
Load-bearing wall openings
An open-plan kitchen or a bigger living room: opening a load-bearing wall needs structural calculations and temporary and permanent support built exactly to them.
Masonry and concrete
Building and closing walls, forming openings, smaller concrete work – the quote says what we do ourselves and what a specialist firm takes on.
Foundations and slabs
The base for an extension, garage or carport, sized to the engineer’s calculations and the ground conditions.
Garages, carports and driveways
Solid garages, timber or steel carports, paved parking spaces and driveways – including power for the door motor and outdoor lighting.
Loft conversion interiors
Turning an attic into living space: insulation, drywall, electrics and plumbing. Roofing, dormers and roof windows belong with roofers and carpenters.
Typical projects
- Plan an extension and brief the engineer
- Open a load-bearing wall for an open kitchen
- Remove a non-load-bearing wall
- Foundation for an extension or garage
- Build a solid garage
- Carport on a concrete slab
- Pave a parking space and driveway
- Power for garage door and outdoor light
- Convert an attic into living space
- Clarify the building permit
Removing a load-bearing wall: what has to be settled first
In a Berlin Altbau you can rarely tell by looking whether a wall carries load: timber-beam floors often rest on interior walls, and in GDR-era Plattenbau blocks it’s usually the very walls you’d like to open. So every opening starts with a structural engineer, who works out the beam and the temporary support needed. Whether the building authority must also be involved depends on the building.
In an owner-occupied flat, a load-bearing wall is common property of the owners’ association (WEG), which has to approve the work. Tenants need written consent from the landlord. We only start once the calculations and approvals are in place, even if that means waiting.
Building a garage or carport in Berlin
A garage is usually the smallest building project on a plot, yet it still needs a foundation, proper workmanship and a check on whether a permit is required. Some small garages and carports need no permit under Berlin’s building code (Bauordnung für Berlin); it depends on size and location, such as the distance to the boundary and the local development plan. No permit doesn’t mean no rules – distances and requirements still apply. We clarify this with you and the building authority before work starts.
A solid garage protects better against break-ins and weather and gives you storage; a carport is quicker to build and costs less. If your driveway needs a dropped kerb, you apply for it at the district office; we tell you which documents you need.
Loft and attic conversions
Many Berlin buildings have an attic used only for storage. Turning it into living space is a change of use, which as a rule needs a permit, and structure, fire safety, insulation and a second escape route all have to work. The architect and engineer check this before anything is built.
We take on the interior: insulation, drywall, electrics, plumbing and finishes. Roofing, dormers, roof windows and changes to the roof structure belong with roofers and carpenters; we coordinate the sequence so inside and outside fit together.
How much does construction work cost in Berlin?
After a site visit, and with the engineer’s or architect’s documents, you get a written fixed price for our share of the work. The quote also lists which parts a specialist firm takes on and sets out the schedule. Travel within Berlin is included; materials are itemised at purchase price plus a customary margin.
If opening a wall or ceiling reveals something different from the plan, we stop and agree the extra work with you first. Anything done without your approval is not billed. Whether the labour share counts as a tax-deductible household trade service depends on the project – new builds don’t qualify. We show it separately on the invoice.
What determines the price
- Scope of the project and access to the site
- Structural requirements and ground conditions
- Whether a permit procedure is needed
- Construction method: masonry, concrete, timber or steel
- Which parts a specialist firm takes on
How soon can a building project start?
We usually reply to enquiries within one working day, and a site visit is often possible as soon as the next working day. When building starts then depends on the engineer and, where needed, the building authority – you get the schedule with the quote. Our office at Landhausstraße 31 in Wilmersdorf is staffed Monday to Friday, 9 am to 5 pm.
We work in all twelve Berlin districts. Building control sits with the district office (Bezirksamt) responsible for the plot. Quotes, plans and site meetings can all run in English.

Frequently asked questions
Do I need planning permission for an extension in Berlin?
Usually, yes. Extensions and extra storeys in Berlin mostly need a building permit. The application is submitted to the district’s building control by an architect or engineer entitled to do so. We work with them and only start once the permit is granted.
Do I need a permit for a garage or carport?
It depends on size and location. Some small garages and carports need no permit under Berlin’s building code, while larger ones, those on the boundary or those restricted by the local development plan often do. We clarify this with you before work starts.
Can I have a load-bearing wall removed?
Yes, with structural calculations and the necessary approvals. A structural engineer decides how the load is carried. In an owner-occupied flat the owners’ association must agree; as a tenant, your landlord. We don’t start without these in place.
Do you carry out all the work yourselves?
No, and we say so upfront. Interior fit-out, electrics and plumbing are done by our own staff. Work such as roofing, carpentry on the roof structure or certain shell-construction tasks belongs with a specialist firm. The quote states exactly who does what.
Is a loft conversion worth it?
That depends on the roof height, the structure and what the building authority allows. Extra living space inside the existing building can cost less than an extension, but not every roof is suitable. After a site visit and an initial view from the engineer, you’ll know more.
How long does an extension take?
That depends on its size and the permit procedure. We plan the building work itself in detail after the site visit; how long the building authority takes is out of our hands. You get the schedule together with the fixed-price quote.
