What we take on for property managers
We know the routines from our own work: we run 200+ furnished apartments in Berlin ourselves. What has to work there every week is what we offer for your buildings.
Small repairs in rental flats
Electrics, plumbing, doors, windows, sealant joints – reported by you or directly by the tenant, fixed by our own qualified staff.
Maintenance in apartment buildings
Stairwells, basements, shared areas: fixing defects before they turn into damage, with photos and an assessment for your decision.
Handover packages
Cleaning, small repairs, handover protocol and keys from one team – so the flat is actually ready on the move-in date.
Refurbishment between tenancies
Painting, filling, flooring, kitchen fitting: void works done in one planned sequence instead of by several firms.
Caretaker service under contract
Photo-documented inspections, key holding and coordination of specialist trades for single buildings or the whole portfolio.
Documentation and portal
Every job with before and after photos. The portal shows status, documents and invoices, so nobody has to chase updates.
Recurring jobs
- Dripping tap or running cistern
- Blocked drain in a rental flat
- Faulty socket, doorbell or intercom
- Repair stairwell lighting
- Move-out inspection with protocol
- End-of-tenancy cleaning and handover to the next tenant
- Repainting walls between tenancies
- Renewing silicone joints in the bathroom
- Adjusting doors and windows
- Letting in tradespeople or meter readers
- Logging and checking a tenant’s defect report
How we get started with you
First, you send us a portfolio list – addresses, number of units, typical tasks and who approves jobs on your side. Second, we propose framework terms covering scope, approval limits, response times and invoice format. Third, a test job, such as one handover or a batch of small repairs by our caretaker service, shows you how we work and document.
After that it runs continuously: jobs come in via the portal, email or phone; anything up to the agreed limit is done without checking back, and anything above it gets a fixed price for your approval first. Invoicing is collective, in the format your accounts team needs.
What it gives you with owners and tenants
Owners want to know what their money was spent on. With before and after photos for every job and invoices that show labour and materials separately, you can show them. The separate labour share also helps with service-charge statements and the German tax reduction under § 35a EStG.
Many tenants and owners in Berlin don’t speak German. We deal with them in English or German, from scheduling to the handover protocol, which saves your team follow-up calls and misunderstandings.
What we honestly don’t do
We’re a trades company, not a property management firm: tenancy agreements, service-charge statements and owners’ meetings stay with you. Work on gas appliances, lifts or roof coverings goes to firms that specialise in it, and we coordinate the appointments with them.
How do we bill property managers?
The terms are set in the framework contract. Every larger job gets a written fixed price upfront; travel within Berlin is included, and materials are itemised at purchase price plus a customary margin. Planned jobs cost less than short-notice call-outs – the earlier you tell us about handovers and void works, the better.
Extra work is agreed with you before it happens. Anything done without your approval is not billed. You get one collective invoice at the agreed interval, broken down by building or cost centre if you like.
What determines the price
- Size and location of the portfolio
- Type and frequency of jobs
- Agreed response times and emergency cover
- Share of plannable work such as handovers and void works
How quickly do we respond to faults?
For buildings under a framework contract, response times are written into the contract – agreed, not promised. New enquiries usually get a reply within one working day, and individual appointments are often possible as soon as the next working day. Our office at Landhausstraße 31 in Wilmersdorf is staffed Monday to Friday, 9 am to 5 pm.
For emergencies such as water damage, our phone is answered 24/7; we tell you on the phone how soon someone can be there. We work in all twelve Berlin districts.

Frequently asked questions
How many flats do I need for a framework contract to make sense?
It depends less on the number of flats than on how often jobs come up. Even with a handful of units, fixed terms and one collective invoice save time. Send us your portfolio list and we’ll make a proposal.
Can tenants report problems to you directly?
Yes, if you want them to. Tenants then contact us directly, in English or German. Up to the agreed approval limit we simply do the job; anything above it comes to you first with a fixed price. You can see every job in the portal.
Who actually does the work?
Our own qualified staff. We are not a platform and we don’t pass jobs on. Only where a specialist firm is responsible, for example for gas appliances or lifts, do we tell you so openly and coordinate the appointments.
What does the documentation look like?
Every job has before and after photos; handovers come with a protocol including meter readings and a key list. Everything sits in the portal alongside status, documents and invoices, ready to forward to owners.
Do you handle complete tenant handovers?
Yes. Cleaning, small repairs, the handover protocol and keys come as one package. They are the same routines we use to get the 200+ furnished apartments we run ready between tenants.
Can we start with a test job?
Yes, that’s the start we suggest. A single job – say, one handover or a batch of small repairs – shows you how we work, document and invoice before you sign a framework contract.
